What's Happening with Utah Migration
2024 migration trends reveal insights on where people are currently choosing to move to and away from. Both within Utah, and nationally.
I hope this newsletter finds you well as we move into the spring season. Today, I wanted to share some interesting insights about domestic migration patterns that are affecting our housing market.

Domestic Migration Patterns
Recent data shows that while Sun Belt states like Texas and Florida continue to attract new residents, the pace of domestic migration has slowed compared to what we saw during the Pandemic Housing Boom. This trend is worth watching as migration patterns directly impact housing demand and inventory levels across the country, including here in Utah.
Keep in mind, domestic migration shows where people are moving to and away from, but not overall population growth. We’ve covered population growth extensively in previous posts, one of which can be found here.
What This Means for Utah
As migration patterns shift, we're seeing changes in our local market dynamics. Utah County specifically, experienced a massive migration shift during 2021 with 13,510 net domestic migration. Since then, we’ve leveled out at 5,031 net migration for 2024, which is still higher than pre-pandemic levels. This means the demand for housing in Utah County is expected to continue to rise.
Net domestic migration for Salt Lake County was -1,404 in 2019 and has increased to -10,002 in 2024. While migration isn’t the only indicator of housing demand, this simply shows that while many people continue moving into Utah County, many people are also choosing to leave Salt Lake County.
For those of you considering selling in the coming months, understanding these migration trends can help you position your property effectively. For buyers, knowing where people are moving to and from can provide insights into future long-term price trajectories and neighborhood development.
