As we approach the spring season, I wanted to share some insights about the seasonal trends in the housing market that could be valuable for you whether you’re looking to sell or buy your next home.

Existing Home Sales

As we move into spring, we typically see a rise in existing home sales. This trend usually starts in January and peaks around June. Several factors contribute to this pattern:

  • Families often prefer to move before the new school year starts

  • Buyers may use their tax refunds for down payments and closing costs

  • Warmer weather in northern regions encourages more activity

  • Increased inventory attracts more buyers

New Listings

If you're considering selling your home, spring is traditionally a popular time to list. New listings tend to bottom out in December and then increase monthly until peaking around May. This surge in listings usually precedes the rise in home sales by about a month.

For those looking to buy, it's important to note that home prices generally face the most upward pressure between March and July. In appreciating markets, waiting until later in the spring might mean facing higher prices.

Market Snapshot

With the increase in housing inventory, one could assume we’re transitioning towards a buyer market. However, this is a pretty normal seasonal pattern as we transition into the spring market. This is something that we’ll watch closely to see if the increased inventory gets absorbed and matched with increased buyer demand.

Until then, there are great deals to be had and buyers certainly have more negotiating power than they’ve had in previous years.
